How can I get my bond back quickly?

To get your bond back quickly, the RTA advises the following few things:

There must be an agreement on how the bond should be paid
The form should be signed by everyone on the bond
Once the tenant/s and the agent/ manager to both sign the Refund of the rental bond form (Form 4), it should be submitted to the RTA by mail, in person or online.
The fastest way to get a bond refund is to provide your bank account details on the bond refund form. Refunds are only paid into Australian bank accounts (no cheques).
Refunds are generally processed within 2-3 business days, but please note, the time it takes for your refund to appear in your account will vary from one financial institution to another.

Information from the RTA with regards to Cleaning Carpets.
“At the end of a tenancy the tenant must leave the property in the same condition it was in at the start of the tenancy, apart from fair wear and tear.

If the carpets were cleaned to a certain standard at the start of the tenancy (e.g. steam cleaned) the tenant must ensure the carpets are cleaned to that same standard (e.g. steam cleaned) at the end of the tenancy.

However, the property manager/owner cannot require the tenant to:

leave the property in a better condition than it was in at the start of the tenancy (e.g. require carpets to be steam cleaned when this wasn’t done before they moved in)
purchase goods or services (e.g. a carpet cleaning service)
use a specific carpet cleaning service
pay a set fee for carpet cleaning

These are offenses under the Act.”

For deep stains, blot with a clean towel, and repeat until towel remains clean.

If the spill is on the carpet tips, work material out by gently rubbing in one direction rather than blotting, which might drive the stain deeper.

If stain persists, blot with soapy water and rinse; repeat.
